Since our establishment in 1930, we have been dedicated to providing full-service real estate solutions to our clients. Today, we own and/or manage over thirty income-producing properties, totaling approximately four and a half million square feet.

Our focus is on management, leasing, and development of office properties in New York City. We are experts in our field. Our portfolio is a testament to our commitment to quality and excellence. Over seventy percent of our properties are owned, either wholly or in part, by our partners.

Our company’s management approach is centered around being a “hands-on surrogate owner.” Our organization sets itself apart from our competitors by taking a proactive stance towards leasing and management. The leasing team is responsible for handling all aspects of a tenant’s needs, from lease negotiations to lease renewals. The success of this approach is evident in the high occupancy levels of our properties and the successful acquisition of several office buildings in Manhattan through partnerships with institutional equity partners.

At Olmstead, we believe in streamlining operations to maximize efficiency. We take full responsibility for all accounts receivable, accounts payable, and property management functions. Our operating budgets are formulated monthly, and we track year-to-date variances to ensure that we stay on track.

To further enhance our operations, we use a cutting-edge property management system at our corporate office. This system is fully integrated and includes accounts receivable, accounts payable, general ledger, and property management packages. Additionally, we use a computerized lease-form program that allows us to quickly and efficiently email leases to all parties involved in the lease-negotiation process. This helps us reduce downtime at our properties and ensures that the leasing process moves forward smoothly.

Additionally, our firm has been responsible for some of the largest transactions on the tenant representation side, including successful deals with BuzzFeed, Paperless Post, and UnQork.
